Fourth Avenue student housing in planning stages

TUCSON - A seven-story student housing tower is in the planning stages to be built where Flycatcher is, at the southwest corner of Fourth Avenue and Sixth Street.

Education Realty Trust Incorporated is heading the project, having met with neighbors to lay out details last week.

The company is one of the country’s largest collegiate housing developers, having built the District on 5th and the Hub student housing building in Tucson.

Tucson City Councilman Steve Kozachik takes issue with the company’s transparency in promoting the project as just another apartment building when he insists it’s camouflage for student housing.  

Kozachik also takes issue with the idea of more student housing in a historic area.

"Quit inflicting this kind of aggravation on the residents around campus. These are well-established historic neighborhoods,” Kozachik said.

The proposed project would accommodate nearly 7,000 square feet of retail space.

Evelyn Steuer, manager of Del Sol, which is next to the Flycatcher, is worried that student housing along Fourth Avenue could potentially ruin the vibe.

"People come for the soul and spirit of Fourth Avenue to experience all the different eclectic varieties of things that are offered down here,” Steuer said. “I think if it's a type of housing, period, it should be moved a little off the main street.”

The project, needing approval by mayor and council, is slated to begin construction in the summer.
