Tucson - News 4 has brought you several stories this year about successes in Tucson's downtown area despite setbacks with Rio Nuevo and a down economy.
As 2010 comes to an end, we have another one for you.
The Julian-Drew Building on Broadway and 5th Ave. is 100 percent full for the first time in over a decade with a mix of business and residential space.
"This is a two bedroom, two bathroom unit. All of the two bedrooms are split floor plan. They all run about 1,000 to 1,100 square feet," says Ross Rulney.
He started developing the space to attract tenants several years ago. The Carriage House was built in 1917. It is now a place people call home.
"We actually decided to build it on spec without leases even given the economy and the skepticism downtown," says Rulney.
He knows people want to live downtown, so he took the risk and it worked. A month before construction was complete the last apartment was leased.
Nona Patrick moved in a few weeks ago.
"We first only saw the plans. We never actually got to walk in until the day we had the keys," she says.
Nona says she loves the high ceilings and the large windows. But most of all enjoys living close to the places downtown has to offer.
The Jullian-Drew is home to several businesses as well Hollis Graphics and Amity Foundation.
Susan Frank owns O2 Modern Fitness where she offers spinning classes.
Despite the economy, she and her partners are expanding.
"It was just one of those moments where I had to say yes to the idea of taking that move right at that moment," says Frank.
The recently opened O2 Fit Club on 5th Ave. in the Carriage House, offers one on one weight training for clients.
Rulney credits the team work of the architect, contractor and bank for this success. "Gave me the comfort to pull the trigger and build it," Rulney says.
The City of Tucson was also a help in project, as they did upgrades on the sidewalks, lighting and parking in the area.
